A look back at last month and last year&#8217;s residential activity for the nine county central Indiana area reveals a market that&#8217;s keeps improving in all the right ways. The amount of inventory on the market has been reduced dramatically from high levels seen in 2008-2009 when an oversupply of homes for sale caused downward pressure on prices. Since then, a slow but steady reduction of inventory occurred, and average prices have been rising.</p>

It should be noted that the country as a whole showed a drop in the average sale price over the same period, so this area is ahead of the national curve. Stabilization refers to the amount of inventory, homes on the market, which has declined compared to last year. At the same time, the number of homes with pending sales increased more than 7 percent compared to last year at this same time.</p>

Translated, the market is much more in balance than it has been in a while. With inventory declining, there is more competition between sellers for active buyers. When that happens, prices trend higher.</p>

The best way to explain what is actually going on is just to tell the truth, quantifying the amount of activity to put things in perspective. There were over 1600 homes with sales that pended last month in the nine county, central Indiana, greater Indianapolis metropolitan area. That&#8217;s a lot of homes for a September. A five percent increase over last year at this time. And the total number of homes on the market is declining. That means inventory is tightening with fewer homes competing for more buyers. Whenever that happens, prices should edge upward, which they have. Funny&#8230;supply and demand really works. This has not been a one month occurrence. The market has been on this same path for a number of months now. So what&#8217;s going to happen down the road? Well, that&#8217;s always the big question isn&#8217;t it. We&#8217;ll see.</p>

No wonder the average person probably thinks the local real estate market must also be awful. Well, here is the truth. Although it is far from being a hot market generally, it is still a good market. Over 1,800 homes sold in July locally with sales up 3.6% over this time last year. Also the number of homes on the market declined by 11% compared to last year at this time, and the average sale price continues to increase, both of which are good news for Sellers. Still sound like an awful market? I don&#8217;t think so.</p>

Activity is normalizing now that the government isn&#8217;t interfering with market forces. The inventory of unsold homes continues to decline, so Sellers are gaining ground as absorption rates also are normalizing into a more balanced market. And, the average sales price of homes purchased continue to increase, a sign of  the market strengthening. <p style="text-align: justify;">It certainly has been interesting the last few years. Market activity in general took a hit, that&#8217;s for sure. Whenever that happens though, pent-up demand just keeps building. The market is improving, but still a lot of people want to move but don&#8217;t feel comfortable or can&#8217;t for whatever reason. Sooner or later though, when our collective optimism returns sufficiently, demand will come bursting through. It&#8217;s a cycle that will surely repeat itself just as it has many times before. </p>

<p>To keep things in perspective, the US government was handing out monetary incentives to Buyers last year at this time if they purchased a home, which altered what the normal demand would have been. So the activity for this period last year was unusually strong. The market is finding it&#8217;s true balance now given the current economic conditions.
