Showing Homes

Posted on February 25th, 2011 by Richard. Categories: For Home Buyers

It seems like I’ve been busier than normal lately showing homes to Buyers. I have no idea why. It just runs like that sometimes. What each buyer is looking for though is so much different from the others. Condos near downtown, executive one-level ranch homes close to Carmel, NW-side country estate properties, empty-nester downsize communities. A wide range of property types. The variety is one of the things I enjoy though…what keeps me engaged and interested after so many years. The common thread with all these people is they feel like making a change. Finishing a chapter and turning the page to begin the next. It’s a subtle process that starts with a dream…a vision that eventually turns into a reality. Each one of us is on a different path, but it leads to the same place. It’s really just about being happy.

Indigenous Indiana

A wooded view that could be of thousands of different places in Indiana this time of year. This was taken near White River, Indianapolis northwest-side.

For a few days the temperatures have been more like March or April and we can get out again.

Greenhouse in Winter

A photo I liked of the greenhouse at White River Gardens taken from an uncommon vantage point, in the off-season and stillness of winter. The thick tree limbs when leafed out, normally hide this view from along the walking path to the east. That slumbering stillness will change soon in mid-March with the opening of the Orchid exhibit…and the gardens outside start to come alive with the Spring warm-up.

Market Watch – February 2011 edition

Posted on February 15th, 2011 by Richard. Categories: Market Conditions, Market Watch

Residential market activity was down last month compared to January of 2010. But you have to dig a little below the surface to put that into perspective. Last year the federal government was throwing money at buyers, trying to induce them to buy a home. So the numbers from last January through Spring don’t represent what a free market would have produced. Also things such as weather affect monthly stats. If people can’t or don’t want to get out to look at homes, the numbers are affected too. That’s an important statistic actually. The number of showings in a given month, relates directly with the number of pending sales in the following month or months. Each month has a different story to tell.

For an in-depth look at last months residential activity for the 9-county, greater Indianapolis metropolitan area, including analysis, real numbers, charts and graphs, take a look at my latest Market Watch Newsletter.

I’m encouraged by some other signs I’m seeing so far in the market this year. Intangibles, that aren’t part of the main-stream numbers. There’s a buzz out there that’s real. Intangibles like more phone calls received from past or new customers, more people attending open houses, more inquiries about buying or selling homes. Market Watch should tell a different story in the next few months.

Island Resort

The chilly weather has created an opportunity for some of our local residents. The geese are enjoying their own communal piece of waterfront real estate at Geist. An exclusive floating island of ice on the north end.
